House Painting Pleasanton: Maintaining the Exterior Paint

House Painting Pleasanton: Maintaining the Exterior Paint

Any good-quality exterior house painting in Pleasanton will serve its purpose well for long periods of time: protecting and beautifying your home. If it also carries an extended warranty, then it is an investment well spent.

However, nothing lasts forever, even good-quality exterior paint. Since it is the first line of defense when protecting your home against natural elements it’s more susceptible to wear and tear compared to interior paint. That’s why an exterior paint should be regularly cared for to maintain its top condition.

1. Mold and mildew

Mold and mildew are two of the common exterior paint problems especially if you live in a constantly damp area. They are organisms that grow and thrive in areas which receive little or no sunlight. As they spread, they form an unsightly appearance and bring potential damage to your walls.

Remove mold and mildew as soon as you spot them. Prepare a mold-killing solution consisting of 3 parts water and 1 part bleach. Transfer it to a spray bottle use small squirts on the affected area. Let the bleach solution kill all the mold and mildew before rinsing it off. Let the surface completely dry so that mold will not have the chance to grow again.

2. Chalk and dirt

Overtime airborne dirt can settle and accumulate on the surface, thus darkening it and possibly feeding the mold and mildew. Also, paint can release a chalky pigment as the weather and seasons change, resulting in remarkable fading and a rundown look for your home.

Use cleaning solutions like TSP (trisodium phosphate) to remove chalk and dirt but be cautious as the solution can ruin the gloss of several types of paints. A power washer can also do the job well, but be aware that the high pressure of the water can damage the wood siding and even the windows. If you don’t have a power washer, you may want to rent one.

3. Efflorescence

Efflorescence is the usual problem for brick, stucco, and other types of masonry. This happens when moisture from the masonry substrate causes a white, salt-based chalky substance to push out of the surface, marring its appearance.

Remove efflorescence as soon as you spot it. Using a wire brush, remove any buildup of efflorescence. Remember to wear protective gear such as a face mask and goggles as you’re brushing the powder off. Afterwards, prime the surface with a latex primer if necessary, and re-paint.

Inspecting the areas of your home’s exterior surface will allow you to address any problems you find early. Doing so will make repairs and re-painting more cost-effective as well as keep your home’s exterior in good shape.
