Commercial Painters Union City: Removing Mold from Painting Surfaces

Commercial painters in Union City have experience dealing with almost all sorts of surface problems, including mold. It is a pet peeve for many businesses, especially if it has grown out of proportion.

Frequent rain showers, high humidity levels, and condensation are usually the culprits responsible for the growth and spread of mold. It’s one of the most common problems not just in homes, but also in commercial buildings.

Many people assume that a new coat of paint will solve mold (and mildew) problems. But the truth is far from it, as regular paint alone cannot kill mold or prevent it from growing and spreading.

If you want to get rid of mold, the affected areas need to be treated. The usual (and most effective) way to remove mold is a bleach-based or TSP-based solution. After applying the solution, scrub the surface using a soft brush and then rinse the surface thoroughly.

Make sure to let the surface completely dry before applying primer and paint. It’s critical to select a top-quality primer and paint that come with mildewcide formulation. The other alternative is to purchase mold and mildew preventing additive (usually in the powdered form), most of which is blended with latex or oil-based and interior or exterior paints.

Here’s how a mold and mildew-resistant paint works and why it should be used, especially in humid regions:

  1. Mold and mildew-resistant paints and primers contain mildewcides and fungicides. Nowadays, paint manufacturers make paints and other coatings with maximum amounts of mildewcides and fungicides recommended by the Environmental Protection Agency (EPA). As a result, these products have proven to be effective against mold and mildew.
  2. Most paint products that contain mold and mildew preventing formulation are water-resistant. Commercial painters use acrylic-latex paints, which are more effective in preventing mold growth. Alkyd paints, on the other hand, encourage mold growth because they contain high amounts of organic solvents that provide nourishment for mold, so avoid that type of paint.
  3. Certain paints, primers, and other coatings with mold and mildew-killing properties were specifically formulated for exterior painting. These products not only kill mold and prevent them from spreading; they also form a low-porosity paint film that seals surfaces, preventing water and moisture from entering. And we all know that moisture is the number one cause of molds.

There are also specific specialty coating systems that can keep exterior surfaces mold- and mildew-free. Anti-mold paints and coatings can protect surfaces from the mold. However, mold-and mildew-proof paints and coatings prevent mold from growing on the paint film.

Commercial painters in Union City can help you get rid of mold and mildew-related problems for good, keeping your commercial buildings safe and healthy.
